These crossing keeper's cottages come up from time to time for sale but on nearly every line disused or even working you can find one that is empty. A few enquiries especially in a village to the mairie will often reveal the ownership status if any.

We looked at several in our quest for a station and we could have had one for free in Seine et Marne. I would say from our experience that the avaerge price of these are around 20k-30k euros, untouched.

They are very small, basic and only have 2 bedrooms at best although this one here has a recent extension.
